Introduction
A unique residence in Prague's Lysolaje. A place that was not created as an ordinary residence, but rather as a living environment shaped by history, culture and social reach. A space where architecture, materials and atmosphere together create a sense of calm, nobility and absolute privacy.
A house that carries the atmosphere of European elegance and a standard of living that appears on the Czech market only rarely.
At one moment, Villa Na Skále feels like a private French salon or an Italian château. A few steps further on, it recalls the atmosphere of a chamber concert hall. And moments later it turns into an intimate modern residence, where the world around ceases to exist.
Villa Na Skále — a place for real life.

The owner's vision
This villa was created with a vision of being more than just a place to live. From the very beginning it was conceived as a space for gathering, inspiration and the lives of people who seek exceptionality not only in architecture, but also in the atmosphere of a place.
Every detail was designed with an emphasis on a balance between grandeur and privacy. The house thus naturally holds its own at major social occasions as well as in the quiet moments of everyday life.
What lies before us is neither a standard development project nor a purely investment venture, but a villa that is the personal imprint of one individual. He saw the space as part of a lifestyle — as an environment with the ability to bring people together, create emotions and carry value even years later.

Villa Na Skále Magazine
The Villa Na Skále Magazine will guide you through a world that did not come into being as an ordinary residence, but as a personal vision of life without compromise.
It reveals the story of this exceptional villa, the philosophy behind its creation and the emotions that stood behind every decision. It takes you through the materials, technologies, historical artefacts and details that normally remain hidden beneath the surface.

Social character
The lower floor of the house was designed from the outset as an open social space — a changing stage that responds to the mood of the evening, the number of guests and the character of the gathering.
Running through the entire interior is an enfilade seamlessly linking the individual rooms. The salon with a fireplace of Siena marble, the library with a Brussels tapestry from the 18th century and a dining area for 12–14 guests together form a harmonious whole intended for intimate evenings and exceptional social occasions.
The social part culminates in a glazed orangery — the luminous centre of the house, which can serve as a lounge, a gallery or a space for private concerts.
Privacy as true luxury
This villa was designed so that, alongside magnificent social occasions, it also offers something far rarer — privacy in many layers, from quiet morning moments to complete detachment from the world around.
The master bedroom opens onto a private terrace with a panoramic view of Prague. A place where the day begins slowly and the city remains far below you.
The villa also includes a private wellness area with a swim spa and a relaxation zone — an environment created for regeneration and everyday comfort at the highest level.

A personal form of privacy
But privacy here is not created by the exteriors alone. It also has its own personal form.
In the enfilade, which turns into a private library surrounded by historic works. In the study intended for concentration and important decisions.
Even in the intimate parts of the house, which give a person something that is today ever rarer — true calm.

Nature · Views · Lysolaje
The history of this part of the city goes back to the 13th century, when the territory was associated with Prague Castle and gradually became a natural retreat for life away from the bustle of the historic centre.
For centuries the location has preserved its original character — villa development, generous plots, mature greenery and a natural distance between the individual houses.
Lysolaje offers a rhythm of life that is ever rarer in Prague — a combination of calm, anonymity and a balanced environment where you can truly slow down and, for a while, step away from the constant pace of the city.
Part of everyday life here becomes Divoká Šárka, the Lysolaje Valley and long walks in nature. Not as a weekend escape from the city, but as a natural part of the place where you live.
